Cash, not conditions
Cash offers, start to finish. No mortgage underwriting, no appraisal gap, no financing contingency to collapse on day 28.
Est. 2023 · Residential acquisitions & dispositions
Apex Path buys residential property for cash and resells to vetted buyers. No listing photos. No open houses. No repair negotiations at hour eleven. We write the number, you pick the date, and a licensed title company handles every dollar that moves.
Non-negotiable
Every Apex Path transaction is closed at a state-licensed, recognized title company — full title search, title insurance, escrowed funds, recorded deed. We do not close on kitchen tables, we do not take funds directly, and we do not ask a seller to sign anything a title officer hasn’t seen.
01 / The Offer
Four things a traditional sale makes you pay for. We don’t.
Cash offers, start to finish. No mortgage underwriting, no appraisal gap, no financing contingency to collapse on day 28.
Seven days if you need out. Ninety if you need time to land somewhere. The date is yours to name — we’ll build around it.
Title fees, escrow fees, recording, settlement charges — covered. The number we agree on is the number you’re handed.
We order the inspection and the boundary survey and we pay for both. You never write a check to find out what your own house needs.
And the house goes as-is. Cracked slab, tenant in place, roof past its life, inherited and full of forty years of belongings — leave what you want to leave. We’ve bought all of it before.
02 / Process
Two minutes on the form below or a phone call. Address, rough condition, and when you’d want to be done. That’s the whole intake.
We pull comparables and county records, then present a written cash number — usually inside 24–48 hours. If we can’t make a fair offer, we’ll say so instead of stalling.
Once you accept, the signed agreement opens escrow at a licensed title company. They run title, clear liens, and confirm the chain is clean before anything else happens.
Sign at the title office or by mobile notary. Funds are disbursed by the title company via wire or certified check. Deed records. Done.
03 / Title & Closing
Real estate goes wrong in the gap between a handshake and a recorded deed. Apex Path closes that gap the same way every single time: a recognized, state-licensed title company sits between you and us, and neither side touches the money.
That’s not a courtesy. It’s the only way we operate — on the buy side and the sell side, on a rural lot and on a suburban rebuild alike.
04 / Two Doors
For Sellers
Inherited property. A rental you’re finished with. A relocation on a deadline. Deferred repairs you have no appetite to fund. A listing that sat and expired.
For Buyers
Investors, landlords, builders, and owner-occupants who’d rather see a property before it hits the open market and draws twelve offers.
05 / Questions
None. Requesting an offer is free and carries no obligation. If you don’t like the number, say no and we’ll close the file — no follow-up campaign.
We do. Standard title, escrow, settlement, and recording fees on the transaction are covered by Apex Path. Items that are genuinely yours — an existing mortgage payoff, outstanding property taxes, HOA dues, or liens against the property — come out of your proceeds at settlement, and the title company itemizes every line on the settlement statement before you sign.
No. We order and pay for the inspection and the boundary survey ourselves. You are not asked to repair anything they turn up — the property is purchased as-is.
As quickly as the title company can clear title — often 7 to 14 days on a clean file. If title turns up a lien, a probate issue, or a boundary problem, it takes as long as it takes to fix properly. We will not rush a defective closing.
Yes, provided they’re licensed and recognized in the state where the property is located. Bring your own settlement agent or your own attorney and we’ll close there.
Single-family homes, townhomes, condos, small multifamily, and residential land. Occupied, vacant, tenant-occupied, inherited, storm-damaged, or mid-renovation are all workable.
Recent comparable sales in the immediate area, the property’s condition and needed work, carrying and closing costs, and the resale value once work is complete. We’ll walk you through the math on the call — it isn’t a secret.
Not unannounced. We contact you only on the phone number and email you provide, only after you’ve checked the consent box on the form, and we schedule any visit in advance.
