Is there any cost to me for an offer?

Who pays the closing costs?

We do. Standard title, escrow, settlement, and recording fees on the transaction are covered by Apex Path. Items that are genuinely yours — an existing mortgage payoff, outstanding property taxes, HOA dues, or liens against the property — come out of your proceeds at settlement, and the title company itemizes every line on the settlement statement before you sign.

Do I have to pay for the inspection or survey?

No. We order and pay for the inspection and the boundary survey ourselves. You are not asked to repair anything they turn up — the property is purchased as-is.

How fast can this actually close?

As quickly as the title company can clear title — often 7 to 14 days on a clean file. If title turns up a lien, a probate issue, or a boundary problem, it takes as long as it takes to fix properly. We will not rush a defective closing.

Can I use my own title company or attorney?

Yes, provided they’re licensed and recognized in the state where the property is located. Bring your own settlement agent or your own attorney and we’ll close there.

What kinds of properties do you buy?

Single-family homes, townhomes, condos, small multifamily, and residential land. Occupied, vacant, tenant-occupied, inherited, storm-damaged, or mid-renovation are all workable.

How do you arrive at the number?

Recent comparable sales in the immediate area, the property’s condition and needed work, carrying and closing costs, and the resale value once work is complete. We’ll walk you through the math on the call — it isn’t a secret.

Will you send anyone to my door?
